Upper Riccarton is located in the western part of Christchurch. The land quality is good, resulting in low foundation costs for building houses. Being in the vicinity of the university, the area is international, vibrant, and very convenient. Several supermarkets are nearby, and there is a variety of international cuisine, educational and medical resources, and recreational facilities. The international airport is a 10-minute drive away, making it a popular area for both locals and immigrants from different countries.

 

Project Features: Including the original house, the total land area is 918m². For this project, we have retained the old house for our clients and subdivided another plot with separate title. On this 450m² section, we have designed two independent houses, each with an area of 86 m2. Each house has 3 bedrooms, a study room, and 2 bathrooms, along with a spacious and bright kitchen, dining room, and living room. These two independent villas feature a compact and well-organized interior design, with the main living areas oriented to the northwest for optimal sunlight throughout the day. Each unit also has a private garden facing northwest, basking in warm afternoon sunlight. Although the houses may seem small, they offer the functionality of larger homes.
 

Investment Return: The key feature of this project is the ability to subdivide a plot with a separate title. We recommend that clients sell the old house, and with a small additional investment, they can complete this project. This
low-investment, easy-to-manage project, once completed, offers a rental yield of 10% for the two new houses if the old house is sold. If the new houses are sold, the pre-tax profit exceeds 50%. Clients are very grateful for our advice and the preliminary services, including the design.
