Linwood, Christchurch

This project is located in a region on the outskirt of the CBD that anyone can afford.  Next to a large supermarket and surrounded by commercial, cultural, and medical facilities, it is suitable for people at all stages of life. At the concept design stage, we helped our client analyze the recent development of the surrounding property market. It is worth noting that under the current trend of "high-density" in the past a few years, there are countless multi-unit

developments with the typical ~70m², 2 bedrooms, 1 bathroom design in close proximity to this site. We believe this type of design is merely a transitional dwelling for young people and may be suitable for investment when the market has a moderate amount of them. In reality, they are seriously over-supplied.

 

As a result, we recommended designing three typical family homes. Two of them have five bedrooms, three bathrooms, one study, a separate guest bathroom, and a single garage, with total area of 158m² and 148m²ï¼Œthe third one is 132m² with four bedrooms, two bathrooms, one study, a separate guest bathroom, and a single garage. The floor plan is smooth and comfortable, with almost every square millimeter of area utilized and near zero traffic area. The lighting design has been well considered with sunshine in most rooms. The design has been thoroughly fine-tuned to make three houses well functional with no wasted dead space.

 

This lot has one major drawback - there is an old sewer pipe across the front corner of, and the council requires a 2m setback from it. Our architect cleverly designed an irregular layout to adapt to this. The unique design turns a disadvantage into uniqueness. Although this project is not considered an "expensive" house, with the attention to details from our architects, it has achieved similar standards of a high-end property both in appearance and functionality. Meanwhile, cost control has also been a focus in the design. We are proud to say that we have achieved a prime design without losing affordability.
