This is a rare and excellent project, with a total land area of 842m², including the original house. Ryan St is a well-known street in Christchurch, evergreen throughout the year and a near-end street. It is just a 5-minute drive from the city center and the seaside. The recent surge in medium-density housing development has brought a younger demographic to the area. Combined with the convenience of nearby commercial, educational, and outdoor sports and recreational facilities, the value of houses in this area has been steadily increasing.

 

The original house is a large one with an attached double garage, in excellent condition. The previous owner used EQC claim money for thorough repairs and renovations, so we preserved the large house at the front for our client. Additionally, we subdivided a 330m² plot with independent title. On this separate plot, we designed two single-story terraced houses of approximately 70m² each, with future potential for three bedrooms and two bathrooms. The spacious and well-arranged kitchen, living room, and dining room are very functional. The interior design is compact and rational, with each unit having its own independent garden and parking space. The design is meticulous and clever, with highly efficient use of space, and the north-facing large outdoor area ensures that these two houses do not feel cramped.

 

The rental yield after the project is completed is 9.5%. If sold, the pre-tax profit can reach 35-40%.
